Georgia was the last of the original 13 Colonies settled by England, in 1732. By 1788 Georgia was the 4th state to ratify the new constitution, and it seceded from that union in 1861 in the Civil War. It was the last state to be re-admitted to the union following the Confederacy’s defeat, in 1870. The economy was forcibly industrialized in the post-war period, and it became a major center of the Civil Rights Movement in the 1950s and 60s.

Georgia’s population as of the 2020 census was 10,711,908, though it has certainly grown since then. It was only 9,687,653 in 2010, and it could easily be 12 to 13 million by now. With so many people coming to buy real estate in Georgia, its 4,378,393 individual housing units begin to seem like a limited resource. In 2020 alone, though, nearly 56,000 building permits were issued – so not only will you likely be able to find that Georgia condo you want, but you might also even be able to get a new-build. Roughly 64% of the housing in the state is owner-occupied.
Just under 88% of Georgia residents over the age of 25 have high school diplomas, and just over 32% have a Bachelor’s degree or higher. The median household income was $61,224 in 2020.

With the exception of the highest of the north Georgia Mountains, Georgia enjoys a humid subtropical climate. The north gets the most rainfall, at an average of 75 inches per year – nearly twice the national average. Central Georgia gets only 45 inches in most years. The Atlantic coast of the state is also subject to hurricanes.
