With its diverse landscape, excellent weather, and stable job market it's no wonder why many people from California and Oregon are making the move inland from the coast to Utah.

Introduction

The Beehive State is one of the most beautiful states in the U.S. With many of Silicon Valley's big players setting up shop in the Salt Lake State, Utah started getting a little more attention than it had previously. Maybe there’s more to Utah than what is probably most known for: being the home of the Mormon Church. If you’re looking into land for sale in Utah there are several key categories that are going to factor into deciding if Utah is the state for you.

History of Utah

If you are interested in land for sale in Utah, you’ll be happy to learn that the land in Utah has deep history in its soil. Originally home to pre-Columbian Ancestral Puebloans and later home to the Native American Navajo and Uto-Aztecan tribes like the Ute and Shoshone, the Utah land has stories much older than the founding of the United States. As early as 1540 there was a Spanish exploration expedition that passed through the area, but eventually decided not to stay due to the region's desert-like terrain. The first English-speaker to ever lay eyes on the Great Salt Lake was Jim Bridger hundreds of years later in 1824.

It was much later that Utah would even become a state. Granted Statehood in 1896, it was the 45th state to join the Union. Two years earlier, following the death of Joseph Smith, Brigham Young led his congregation from Illinois to the Salt Lake Valley to avoid rising tensions with their neighboring Illinoians. This migration was likely the catalyst for Utah joining the Union and the Mormon people still famously have remained a large group in the Beehive State to this day.

Utah Demographics
Today with a population of approximately 3.2 million people, the Mormons still make up about 60% of the population. Utah is 13th in the U.S. by total area of land, but only 30th by population, leaving lots of wide open space. A low population density is a good thing for people looking for Utah land for sale because that means there is plenty available and the price of land stays reasonable. So if you’re looking for cheap land in Utah there could be deals if you’re willing to hunt.

Climate and Weather

Land for sale in Utah can be appealing based on the climate alone. Utah has long, hot summers with short cold winters and rarely sees rain. This arid desert climate allows for a predictable wardrobe year round and leaves little room for surprises.

The summers are scorchers, averaging highs of 85°F to 100°F, so you’ll want to be sure to keep hydrated through the peak months. The dry desert climate has very low humidity. The summer nights, however, offer some respite from the heat as the temperature drops significantly and becomes quite cool after the sun sets. Of course, in the mountainous regions these temperature drops will be more extreme than the lowlands.

In the winter, land in Utah can get frosty. The winter months range in temperatures from 30°F to 55°F and can even drop as low as 0°F. This season is short, though, so if you don’t like the cold, don’t fret. Most locals welcome the winter months as a break from the heat and a time to engage in winter activities.
