Jersey City is a small, densely populated area immediately to the west of Lower Manhattan, to the east of Newark, with Bayonne to the south and Hoboken and Secaucus to the north. It is bordered by the Hudson River on the east and the Hackensack River to the west. Downtown Jersey City The most sought-after neighborhood in the city is also the most expensive where people are buying condos in Jersey City, NJ. Historic Downtown real estate prices are almost 50% higher than the city average but what you get is a breathtaking waterfront, beautifully restored brownstones, and countless arts and entertainment destinations. Historic Downtown is a highly desirable area of predominantly low-rise buildings to the west of the waterfront. It includes the neighborhoods of Van Vorst Park and Hamilton Park, which are both square parks surrounded by brownstones. This area also includes Paulus Hook, the Village and Harsimus Cove neighborhoods. The Grove Street PATH station is in the process of being renovated and several new residential buildings are being built around the stop, including a proposed 50-story building. Cultural attractions including the Jersey City Museum, the Hudson and Manhattan Railroad Powerhouse, soon to become a museum and artist housing, and the Harsimus Stem Embankment along Sixth Street, which a citizens' movement is working to turn into public parkland, modeled after Manhattan’s High Line. Newport and Exchange Place are redeveloped waterfront areas consisting mostly of residential towers, hotels and office buildings that are among the tallest buildings in the city. Newport is a planned mixed-use community, built on the old Erie Lackawanna Railway yards, made up of residential towers, condominiums, office buildings, a marina, schools, restaurants, hotels, Newport Center Mall, a waterfront walkway, transportation facilities, and on-site parking for more than 15,000 vehicles. Journal Square, Jersey City This neighborhood is named for the former headquarters of the Jersey Journal newspaper. Its new residential construction is surrounded by established condos and historic brownstones, with small, local shops and services anchoring a neighborhood ripe with potential and beginning an exciting transformation. The city’s Transportation Center is here, allowing quick access on the PATH trains to anywhere from Newark to Midtown Manhattan. West Side Jersey City This neighborhood features spectacular Victorian and Edwardian mansions, most of which have been divided up into highly sought-after apartments. There are also many condos for sale and not-quite-discovered micro-neighborhoods among the cafes and row homes. Beautiful Lincoln Park is where locals play tennis, softball, or soccer or simply walk the dog. Chances are you’ll see osprey and egrets. The Heights, Jersey City The Heights is a neighborhood in the north end of Jersey City with beautiful views over the Hudson River Palisades. This area consists mostly of two- and three-family houses and low-rise apartment buildings, copying the North Hudson architectural style and neighborhood character, with a hip, urban scene, alongside stately, historic homes and burgeoning condos for sale. People enjoy the area’s vibrant murals. The Central Avenue Shopping District is a stretch of dozens of storefront businesses, where a recently approved budget will improve its streets and sidewalks. Bergen-Lafayette, Jersey City The BeLa neighborhood, formerly Bergen City, keeps getting more rewarding, with lower-than-average real estate prices and an ongoing influx of cool stuff. Berry Lane Park, covering over 17 acres, opened in 2016 and transformed this formerly junkyard-dotted area into a thriving public space which recently added the largest skatepark in New Jersey. The Liberty Science Center enthralls in nearby Liberty State Park, gateway to the Statue of Liberty and Ellis Island. The former Jersey City Medical Center complex, a cluster of Art Deco buildings on a rise in the center of the city, has been converted into residential complexes called The Beacon.
