Before the area was settled by colonists of European descent, the area around Billings was the territory of the Crow Nation. This is interesting for 2 reasons – 1, the Crow live just south of Billings today and 2, the Crow are relative newcomers to the region as well, having migrated to the area in the 1700s. However, the native American history of this part of the Yellowstone Valley goes back to around 2600 BCE. The modern city of Billings dates back to the building of the railway through Montana, in 1882. It was named after the president of the Northern Pacific railway Frederick Billings. By 1910 it had more than 10,000 people, and the oil boom in Montana and Wyoming only added to its rapid growth. By WWII, Billings had become the financial, medical and cultural hub of the region. The spread of interstate highways in the late 1900s made it the commercial capital of the state as well.

ZooMontana is one of the city’s top tourist attractions, but so are things like Pompey's Pillar, Pictograph Cave, and Chief Plenty Coups State Park. The Little Bighorn Battlefield National Monument is worth a visit, and Bighorn Canyon National Recreation Area is simply beautiful.

The Red Lodge Mountain Resort is well worth a stay when you are in the area. Yellowstone National Park is just a few hours from Billings (that’s nothing in Montana terms), and the stunning terrain of the Beartooth Highway connects the Red Lodge resort to Yellowstone National Park directly. Most of Billings is located in the Yellowstone Valley, surrounded by cliffs called the Rimrocks. However, the city has expanded beyond the valley to cover Lockwood and The Heights, 2 prime places for buying a mobile home in Billings. You can see seven separate mountain ranges from Billings – the Bighorns, Black Tooth Mountain, the Pryor Mountains, the Beartooth Mountains, the Big Snowy Mountains, the Bull Mountains and the Absaroka Range, which forms the boundary of Yellowstone Park. Anyone interested in Billings, MT land would probably like to know what kind of neighborhoods the city has to offer as well. We’ll explore some of the trendiest Billings neighborhoods below, and see what makes each of them special. Billings Neighborhoods Billings Heights There are not many Billings mobile homes for sale in The Heights, but the manufactured homes that are on offer are lovely. Median land prices are just below $348,000, which is on the high side for Montana, but not by much. The density in The Heights is distinctly suburban, and most of the units in the neighborhood are owner-occupied. Like most of the neighborhoods we’ll look at today, The Heights was heavily developed in the 1970s and 80s, but a few of the properties are much more modern. West Shiloh There are plenty of mobile homes in Billings, MT, but few in the neighborhood of west Shiloh. Median housing prices are well above the national average, at more than $510,000. Few of the buildings are more than 20 years old, but a few date from the 1970s, 1980s and 1990s. The vacancy rate in West Shiloh is practically non-existent at a mere 1.2%, so do not expect to find more than 1 or 2 properties op for sale at any one time. Those that are for sale are likely to be snapped up quickly, as well. Cameron Park (AKA North Central Billings) Cameron Park in Billings is a moderate-to high priced neighborhood, with median home values just under $374,000. This puts it near the upper 1/3 of Montana neighborhoods, as well as for the US as a whole. Cameron Park is a great place for buying mobile homes in Billings nevertheless, with plenty of modern manufactured homes tucked in between those built just before and after WWII. The vacancy rate in Cameron Park is just over 6%, slightly lower than the national average. Lockwood East The Lockwood East neighborhood is oddly shaped, with distinct Northeast and Southwest lobes. Median home prices in both parts are just under $324,000. It is not a bad neighborhood for buying a mobile home in Billings, but you’ll also see plenty of single-family dwellings and apartment blocks. Most of the area was developed in the 1970s, 80s and 90s. vacancy rates are more or less average in Lockwood East, at just over 8%. Poly Vista Park The poly Vista Park neighborhood is named for the many inspiring views from the eponymous park at its center. Median housing prices in Poly Vista Park peak just above $321,000. It is a middle income neighborhood, but you might struggle to buy a mobile home in Billings, MT there. Remember, though, that all those ‘manufactured homes’ are exactly the same thing. You’ll find mostly buildings that went up between 1970 and 1999. Most will be small to medium-sized single-family homes, but a few high rises and apartment complexes exist there as well. Demand in Poly Vista Park is high, with a vacancy rate just over 5%.
