Where To Look For Condos For Sale In Los Angeles County

Southern California has been a great place to invest in real estate as long as most of the people reading this have been alive. While a generation ago the ‘big money’ was in land, more people than ever before are looking at condos as both ideal homes and as their investment vehicles of choice. Not only are they less expensive (and easier to ensure against earthquakes), but condos also provide access to the first few rungs of the so-called ‘property ladder’, something that can be difficult to manage otherwise in a place like LA County.

Of course, the real challenge is deciding where to buy. Not every Los Angeles County condo is created equal. As they always say: ‘location, location, location’. In this article, we’ll look at factors you may not have considered, such as the climate and history of Los Angeles County, as well as exploring the different cities and neighborhoods that make up Los Angeles County, and just what makes each of them great. This should help you find the best condos for rent in Los Angeles County, CA. It should also help you assess whether each one is actually right for you.

History of Los Angeles County California

History of Los Angeles County California

History of California

Los Angeles County was created when the California Territory became a state in 1850 – long before there were condos for sale in Los Angeles County. At the time, it was much more extensive than it is now, stretching from the coastline to the state’s border with Nevada. However, the population began to rise rapidly, and the county was too large to govern effectively. San Bernardino County was split off from LA County in 1853, as was Kern County in 1866 and Orange County in 1889.

In the earliest days, the County was divided into ‘townships’, each based loosely on the ‘ranchos’ used to define the area when it was a Spanish colony. The City of Los Angeles at the time was defined as a 4-league Spanish land grant, and the Los Angeles Township encompassed all of the San Fernando Valley, as well as what would come to be West LA and East LA.

Regional growth was explosive until around 1960. By that time the farming, oil and aircraft manufacturing industries which had been the county’s backbone were in decline, and the tourism, tech and entertainment industries were just starting to blossom.

LA Angels Stadium

Los Angeles County (officially, it is ‘the County of Los Angeles’) was named after the township of Los Angeles, whose origin was in a pueblo or village founded in 1781. The founders called this village El Pueblo de Nuestra Señora la Reina de los Ángeles. This means, roughly, 'The Town of Our Lady the Queen of the Angels'. Other sources record the name as El Pueblo de Nuestra Señora la Reina de los Ángeles de Porciúncula, but the essential meaning is the same.

Why should you buy a condo in Los Angeles County, CA?

Why should you buy a condo in Los Angeles County, CA?

Well, one good reason is that while land prices all over California have risen to staggering highs once again, condo prices are much more reasonable.

Another is that, if you sit down and work out the expenses, the HOA fees for condos and similarly managed buildings are actually very competitive with the total costs of maintaining and repairing a similarly sized traditional home.

Finally – you won’t need earthquake insurance with most condos, as the HOA typically covers that. It really is an inexpensive option in a region where it is easy to become house-poor.

Los Angeles County, CA Climate
Everyone knows about the fabled “sunny California climate,” but how well does the actual climate of LA County stand up to the trope? Fairly well, actually. While it is large enough to have a little bit of local variation, Los Angeles County’s weather is universally warm and dry all year around. Technically, it is a “Mediterranean climate,” with seasonal rainfall appropriate for dry subtropical zones.

The summers in LA County are very dry indeed, and most of the rain falls in the exceptionally mild winter. The “dry season” runs from May through October most years, when average highs are in the mid-80s Fahrenheit, and overnight lows rarely drop below the 60s. The “wet season” runs from November through April. A typical rainy season will see a total of around 15 inches of precipitation. If that doesn’t sound like much for half a year, it isn’t. Even LA County’s “rainy season” is warm and sunny most of the time. That’s half the reason there is such a demand for condos for sale. Los Angeles County offers amazing weather all year around.

A condo is a tangible asset. Condos for sale in Los Angeles County are not just investment vehicles but physical pieces of property. Whether the market goes up or down, you’ll own something real which can benefit you.
Condos tend to appreciate in value, where other possessions depreciate. Like any possession, you need to take care of it. Still, a condo for sale in Los Angeles County will generally sell for more than it cost ten years ago. You can’t say that for most cars.
Condo rent is more inflation-proof than many other investments. If prices go up, rent goes up. The actual buying power of your income should remain relatively stable, even in a heavy inflation environment.
