Buy Some Land in the Evergreen State Near The Evergreen State College
We all want a piece of land we can call home. A place where our children, grandchildren, dogs, horses, cats—or whatever we fancy—can run free. A place where we can plant a tree in our yard if we so choose. A place where we can holler, “It’s dinner time!” out the backdoor without upsetting the neighbors. A place we can grow a garden, tend to plants, and tend to our dreams. Shopping for land is like trying on a new you. Who would I be if I could buy land near The Evergreen State College? What would my life be like if I called the Mud Bay area home?
The Evergreen State?
Washington, the 42nd state in the nation, has been dubbed the Evergreen State. And for good reason, since over half of it is covered in timber. Shortly after its inception as a state in 1889, a young man named Charles Tallmadge Conover, a former newspaperman turned realtor, had an idea: he’d create a pamphlet that was a general promotional piece to attract folks from far and wide to the fledgling city of Seattle.
The booklet was titled, “Washington, The Evergreen State and Seattle, Its Metropolis.” His real estate firm spent over $30,000 producing the pamphlet (which would be more than $800,000 in today’s money) for distribution across the country.
Tall Trees and Sparkling Seas
Washington State is home to 7.7 million people, with half of them residing in western Washington in the Seattle-Tacoma-Bellevue Metropolitan Area. Washington is the 18th largest state in the country in terms of area, the 13th most populous state, and one of the most liberal and the most wealthy.
Big-name corporations in the tech and retail sector are headquartered in Washington, with companies like Microsoft, Boeing, Starbucks, Costco, and Amazon. This surely contributes to Washington having the nation’s fastest-growing economy, at a rate of 6.5%, and the state also boasts the second-highest minimum wage with only Washington D.C. workers experiencing a higher rate of pay.
What is The Evergreen State College?
You might be wondering what a college with the state’s moniker in its name is all about? The Evergreen State College, or TESC as it’s called by students and locals, is one of Washington State’s top liberal arts colleges. A reputation for challenging the status quo, it graduates students who are free-thinkers, problem solvers, environmentally educated, and passionate about their fields of study.

West Olympia
Mud Bay and The Evergreen State College are located on the outskirts of Olympia, a city of over 50,000 people that overlaps with the neighboring cities of Lacey and Tumwater. Collectively, all three of the cities kind of morph into one, making the area host to some 120,000 residents combined. Being the State Capital, Olympia’s largest employer is the State of Washington which provides over 17,000 jobs to residents of the area.
Why Would Someone Want to Buy Raw Land?
Why would someone want to buy raw land near The Evergreen State College, or anywhere, for that matter? Well, how much time do you have? Because the answers are long and multi-faceted.
Ultimately, though, what it comes down to, is defining what is possible. Who would I be if I had a house on the beach? How would I feel watching a heron take flight from my front porch? Who could I become if I could only grow my own food, tend to my own land, and grow my dreams?
A Sense of Urgency
It won’t wait forever though, because land near The Evergreen State College is becoming increasingly hard to find. The secret is out and Olympia’s growth rate has been steadily increasing. Growing at a rate of over 1% per year, Olympia added over 15,000 new residents to its roles over the last decade.
As homebuyers in the Seattle-Tacoma-Bellevue Metropolis Area get squeezed out by astronomically high prices, Olympia becomes an attractive option as an easy one-hour commute from Seattle and just a half-hour from Tacoma.
Return on Investment and an Inflation of Dreams
Buying land near The Evergreen State College is a smart investment. Whether you want to be closer to your kids while they are studying, are looking for a place to start your homestead, or just want to sit awhile and make friends with some stout Douglas Firs; keep your dreams evergreen and don’t let them fall to the ground like deciduous leaves.
