What is a Syndication in Real Estate?

Real estate syndication is a way for investors to achieve the benefits of owning an investment property (including cash flow, appreciation, and tax breaks) without having to manage the property themselves. In a real estate syndication, a group of investors pools together their capital to jointly purchase a large real estate property. This allows investors to invest in larger, more valuable properties that would otherwise be out of reach for them individually. At Unreal Estate, we specialize in helping our clients invest in real estate syndications.

How Does Real Estate Syndication Work?

A real estate syndication is a type of investment vehicle that allows a group of investors to pool their capital together to jointly purchase a large real estate property. The most common types of assets that can be invested in through syndications include apartments, mobile home parks, land, and self-storage units.

Investors become co-owners of the property when they pool their capital together in a syndication, making them responsible for the management and operation of that property. This can include tasks such as underwriting the deal, completing thorough due diligence on the property, arranging the financing, negotiating with the seller, building a business plan, finding investors, raising capital, working with the property management team, and handling investor relations.

Each investor is entitled to a share of the cash flow and any appreciation of the property. The investors also receive tax benefits from owning a piece of the real estate property, which is passed down to them through their K-1 tax filings.

Key Players in Real Estate Syndications

In a real estate syndication, there are two key players: the syndicator(s) and the passive investors. The syndicator(s) are also referred to as general partners (GPs) and are responsible for structuring and operating the real estate syndication. This includes underwriting the deal, completing due diligence, arranging financing, negotiating with the seller, building a business plan, finding investors, raising capital, working with the property management team, and handling investor relations.

The passive investors, on the other hand, provide a portion of the capital needed to acquire the property and receive ownership shares of the property in return. They earn passive income distributions from the property, and they receive a return on their investment upon selling it. Additionally, they also achieve equity pay down, appreciation, and real estate tax benefits.

    Benefits of Real Estate Syndications

There are various benefits of investing in a real estate syndication, including:

    • Passive Income: Investors can earn monthly or quarterly passive income distributions from their investments, which allows them to earn a steady stream of income without the hassle of managing tenants or toilets.

    • Hassle-Free: As the syndicator(s) handle all of the day-to-day operations of the property, the passive investors can sit back and collect their share of the profits.

    • Tax Benefits: By owning a piece of the real estate, investors can take advantage of tax benefits that are passed down to them through their K-1 tax filings.

    • Appreciation: Like any piece of real estate, the value of the property should gradually increase over time, increasing the return on investment (ROI) for the investors.

    • Control: Unlike real estate investment trusts (REITs) or crowdfunding platforms, investors in a real estate syndication have the ability to choose which specific properties they want to invest in, giving them more control over their investment.

    • Diversification: Investing in a real estate syndication allows investors to diversify their portfolio, as they can spread their capital across multiple properties, reducing their risk.

    • Cost-effective: Investing in a syndication is typically more cost-effective for investors, as the syndicator is able to negotiate favorable terms with the seller, and pooling resources together allows investors to access larger, more valuable properties.

    • Professional management: Real estate syndicators are typically experienced professionals that have been in the industry for years and have the skills, knowledge and professional networks to properly assess and manage properties.

A real estate syndication might be the perfect investment for you.
